   I've seen a block of land advertised - can I divide it? I've never done a land division before, can you help?

Yes we can help!

Each project is unique and we can advise on the suitability of your development for Torrens or Community Titles. We will explain the differences, and outline clearly the procedures and costs involved.

As your project manager we will:

1. Negotiate your development through the planning systems at Council;
2. Prepare all necessary plans - i.e. proposal, identification and final surveys;
3. Coordinate surveyors, conveyancers and other professionals;
4. Arrange final clearances with the relevant authorities, and
5. Attend the Lands Titles Office lodgement of your land division.

   I've seen a large acreage land holding advertised for residential development - where do I begin?

Call us!

We will investigate the property history, check out the current planning requirements, contact relevant authorities, and design a maximum yield allotment layout for you.

This will allow you to derive accurate financial figures to submit an offer to buy the land. We can provide advice regarding speculated timing for your project.

In addition we will co-ordinate all relevant professionals including engineers, surveyors, arborists, town-planners, conveyancers and land agents.

   What is the difference between Community and Torrens Titles? What happened to the old Strata Titles?

Community Titles share some services and are responsible for common property, whereas Torrens Titles are totally independent. A conveyancer will be required to prepare the documents necessary to lodge a community plan in the Lands Titles Office (LTO). Upon deposit (finalisation) of the community plan in the LTO, a community corporation is formed to manage the property as outlined in the bylaws.

Old Strata Title schemes still exist. However, the Strata Titles Act has now been replaced with the Community Titles Act. In cases where the Strata Titles Act presents limitations, existing units may be enhanced by conversion to Community lots.

   I believe my fence is on the boundary, but my neighbour disagrees! Do I need a Surveyor?

The Fences Act outlines how neighbours should deal with erecting a new fence. Although it is not a legal requirement, for an accurate and definitive answer regarding your boundaries, you will require the services of a licensed surveyor. It is preferable for neighbours to agree about sharing the costs of surveying and fencing.

We can coordinate the surveying and pegging of your boundaries, whether you are resolving a dispute, building a carport on the boundary or requiring other survey work such as a level and details.

   I'm in the Legal Profession, what can you do for me?

We assist Legal Professionals and Property Managers by providing property information and preparing and lodging Lands Titles Office plans.

We can prepare CAD plans to be attached to legal documents, for example a plan which defines land subject to a Land Management Agreement, or Caveat.

We can measure-up and prepare Net Lettable Area (NLA) or Gross Lettable Area (GLAR), and/or Filed (Lease) plans to be lodged and registered in the Lands Titles Office. Where commercial buildings are whole tenancies, we can advise you about the land division process involved to divide these into multi-level tenancies.

Another service we provide is property investigation of buildings such as Hotels, which includes a written report detailing infrastructure, and highlighting any irregularities like encroachments.

   I'm a Conveyancer, what can you do for me?

We can provide Conveyancers with advice about land divisions, and prepare and lodge Lands Titles Office plans. Many of our clients have an established relationship with a conveyancer, and we regularly deal with conveyancing firms all over South Australia.

We manage land divisions and can liaise with you and your clients to explain the processes and costs for Torrens, Community and Community Strata projects.

Our company can also prepare and lodge any plan you may require for LTO document registration purposes, whether for land division, easement, lease or another purpose.

   Can you provide Computer Aided Drafting (CAD) services and what sort of plans can you prepare?

Our company first began drawing plans by hand in 1979. Today we use software to produce computer drafted (CAD) plans. We have a complete understanding of the Lands Titles Office drafting standards and can produce any number of plans including:

• Land division proposal and final plans;
• Outer boundary plans;
• Road plans;
• Easement plans;
• Lease plans and Lettable area plans; and
• Plan attached to documents i.e. land management agreements

   This title is angular can you tell me how big it is? We provide this service to land agents and architects etc.

We can calculate an area for any geometric figure, whether it is angular or based on old survey data. We are able to supply a plan quickly and in electronic format.

   Can you provide property information relating to the title, sales history, ownership and valuation? Can you supply
          other government records?

Yes we can!

Our electronic access to Lands Titles Office records enables us to search title, sales history, ownership and valuation details very quickly, and we can provide these easily via email or facsimile. We also have access to survey plans and document records such as encumbrances, mortgages and transfers. In addition we can supply records from other government departments including company statements, births, deaths and marriages.
